The Role You'll Play
- As a Project Manager, you'll perform Capital Needs Assessments (CNA) for property owners, investors, and lenders. This includes an inspection of building components such as roofing, plumbing, electrical systems, HVAC, foundations, and other essential building features along with a written narrative that “tells a story” about the property
- Perform approximately 4-5 inspections/reports per month with the typical week consisting of 2 days of travel and 3 days of administrative duties/report writing
- Inspect as-built conditions to confirm they conform to contract drawings and specifications
- Conduct detailed forensic assessments of major building systems and areas of structural distress
- Prepare clear and concise condition and status reports utilizing customized in-house report templates
- Collaborate closely with senior authors, who will leverage their expertise to review and provide feedback on your reports before they are sent to clients
Background Profile
- Familiarity with construction best practices, general building codes, and various building types, especially multi-family housing
- Generalist knowledge base regarding the performance of various building systems such HVAC, lighting, plumbing, electrical, roofing, fire protection, etc.
- Possesses strong writing skills with a keen eye for detail paired with a personal enthusiasm for reading outside of the workplace
- Experience performing Property Condition Assessments, Capital Needs Assessments, or other forensic assessments of major building systems will make you stand out
- Knowledge of accessibility standards such as ADA, UFAS, or FHA is desirable
- High attention to detail with the ability to write clear and concise condition and status reports using in-house report templates
- Proficiency in the Microsoft suite of applications, especially Excel. Experience with Quire or template-based software is beneficial
- College education in construction management, architecture, engineering, or related degree will be beneficial
- Excellent oral/written communication skills with a collaborative, team-oriented approach to business is required
